The village is spread over a hillside and, at the foot of the hill, a few metres from the banks of the Canal du Midi and looking out over the River Garonne is this popular bar/restaurant with stunning views. The commercial premises occupy the ground floor and two staircases lead to the well-arranged owners' accommodation on the first floor.

The village has good basic facilities, all within walking distance of the property, including an attractive marina with mooring spaces.

The restaurant is a going concern, but the property could also be coverted to create a private residence - of special interest to boating enthusiasts. Although the property does not have a garden it does have a terrace which looks directly over the water.

Ground Floor

¨     The premises are entered via a decked terrace, 30m², which can seat 16-20 diners.

¨     A wide, reinforced plate-glass window gives access to the restaurant.

¨     The restaurant, 6m x 12m, has a bar, 3  side windows, a wall-mounted television and an efficient open fire which can be used as an open grill. The restaurant can seat approximately 40 diners.

¨     The semi-circular bar occupies part of the main room and is made of   polished wood, fitted with 3 refrigerators, double sink, coffee-making machine, beer pump, ice-maker and attractive glazed storage for bottles and glassware.

¨     Kitchen, 4m x 3m, with tiled walls, double sink, separate hand-washing sink, double cool-room, pizza oven, double oven with 5 burners, deep-fat frier, extractor fan and stainless steel preparation "island". The equipment is gas-fired and the gas bottles are stored outside, complying with all the necessary safety regulations. The kitchen is adequate but would benefit from a facelift.

First Floor

¨     At the side of the house a flight of stone steps lead from the tiny village street  ( ruelle), to the first floor accommodation. The view from the top of the steps is lovely, looking up at the quaint village houses and down to the water.

¨     A second staircase to the first floor leads from a small vestibule behind the kitchen.

¨     Landing/storage - currently used to house the freezers.

¨     Three bedrooms - each of approximately 14m² - with windows and white-painted walls.

The restaurant is cosy and welcoming. It attracts a faithful clientels throughout the year and the numbers are boosted by canal-boat crews in the boating season. The situation really needs to be seen.
