In Gascony, in the north of the Gers, this partly restored property is situated in a quiet corner of a charming unspoilt village. Whilst there are no shops in the village, fresh bread is delivered, and there is a larger village with shops only 4 kms away.  The property is 15 minutes’ drive from the lively market town of Vic Fezensac, known for its colourful festivals, pavement cafes and restaurants.  The village is surrounded by magnificent undulating countryside with fields of sunflowers and vineyards producing wine and armagnac.

The property is located 1½ hours from both Toulouse & Pau Airports; 2½ hours from Bordeaux Airport; 40 minutes from Agen Railway Station, for the TGV train; 2 hours from the Pyrenees, the Spanish border and the Atlantic coast.

This sound stone-built two-storey house with its new roof and guttering and newly restored exposed-stone façade is between 100 and 200 years old.  The house is south-facing and bathed in sunlight most of the day.  Located in a little-frequented road with a tranquil outlook onto a neighbouring garden, it is the middle house of a row of three.  The adjoining houses have both been restored.

The house, with approximately 190m² of living space, is serviced with electricity and mains water.

The restoration thus far has been done to a high standard.  The exterior is finished. Work has been started on the interior, although there remains electrical work, connection to mains drainage (the connection point is just outside the door), plastering, floorboarding in 2 bedrooms, establishment of a bathroom, refitting the kitchen, heating and other jobs still to do.

Close by, but not adjoining the house is a small garden and a stone-built barn, suitable for use as a workshop, storeroom or summer kitchen servicing the garden.  There is also space for a small table, chairs and flower boxes outside the front of the house.
